Buying a home is both an exhilarating and at times daunting experience. There are a lot of moving parts to consider, from finding that dream home to securing financing, to selecting the best home inspector. I am here to help you with each step along the way.

 

Generally speaking, there are six basic steps to buying a home:

1. Buyer Consultation: We will meet to discuss your real estate needs and goals. I will explain the process of buying a house in Maine and answer any questions you have.

2. Obtain Financing Pre-Approval: Depending on your situation, you may need to apply for financing. I will help you select a mortgage lender that will give you the confidence to know what you can afford to spend on a home.  

​

3. View homes and find “The One ”: This is the fun part! We will begin actively searching for your dream Maine home! I will accompany you to view properties and answer any questions you have on the home. 

​

4. Make your Offer: Once we find a home you are excited about, we will then make an offer. The first part of that process will involve me performing a price valuation of the property (to see whether the sellers have priced the home fairly in the current market). We will then make an offer you are comfortable with. There might be some negotiation required and the seller could either accept, reject, or counter your offer.

5. Get Inspections and Negotiate Repair: Once an offer has been accepted, we will officially be "under contract". This is your opportunity to schedule a professional building inspector to examine the property. Depending on what the inspection uncovers, we will have the chance to negotiate repairs, or, if needs be, back out of the deal.

6. Final Review of Contract and Close: With the inspection done and final offer negotiated, you will be ready to close on the property. A closing day will be scheduled where you will sign paperwork and pay any necessary fees. You will then receive the keys to your new home!
